Jednak jego notowania GPW Benchamrk zaczął publikować dopiero od maja 2022 r. Poniżej zaprezentowaliśmy aktualne wartości wskaźnika. Z punktu widzenia kredytobiorców zmiana jest korzystna, chociaż najprawdopodobniej nie odczują oni dużych różnic, jeśli chodzi o wysokość spłacanych rat. Z całą pewnością warto jednak śledzić doniesienia z rynków finansowych i obserwować rozwój sytuacji, jeśli chodzi o wskaźnik WIRD i inne indeksy. O konieczności przeprowadzenia reformy wskaźników referencyjnych mówiło się już od dawna.

A więc w przypadku WIBOR-u dla depozytów overnight wynosi obecnie 5,05 proc., stawka referencyjna POLONIA, stosowana przez NBP, to 4,85 proc. Stawka WRR wynosi 4,91 proc., a więc jest na poziomie zbliżonym do POLONII – i nasze symulacje na podstawie danych za poprzednie 6 lat pokazują, że ten wskaźnik zwykle jest zbliżony do POLONII, stawka WIRF wynosi 4,81 proc. A więc mamy różnicę między najwyższym WIBOR-em a najniższym WIRD-em na poziomie pkt.

Niemal od początku notowań WIRON jest niższy od WIBOR, dlatego oprocentowanie kredytów z WIRON jest niższe, ale przy założeniu tej samej marży banku. Możesz jednak dzisiaj znaleźć na rynku kredyty hipoteczne oparte na WIBOR, które mają tę marżę często znacznie niższą. Jeśli więc dojdzie do sytuacji, że WIRON będzie taki sam jak WIBOR lub go wręcz przewyższy, kredyty z WIRON mogą okazać się droższe. Innymi słowy, WIBOR w dużej mierze odzwierciedla oczekiwania banków co do przyszłego kosztu pieniądza, natomiast WIRON pokazuje jego faktyczny koszt w minionym już okresie. Co ważne, na poziom obu wskaźników wpływa wysokość stóp procentowych, jednak w nieco inny sposób. Pod uwagę jako zamiennika WIBOR® brano także stawkę POLONIA. GPW Benchmark rozpoczęła publikację notowań nowych wskaźników, a do początku czerwca 2022 r. Trwały konsultacje publiczne na temat ewentualnego zastosowania jednego z nich w umowach kredytowych. W ich wyniku to wskaźnik WIRD zastąpi WIBOR® w 2023 roku.

To efekt wspomnianego już uwzględniania oczekiwań co do kształtowania się poziomu stóp procentowych w Polsce. To oznacza, że różnica między nowym a starym wskaźnikiem może sięgać nawet 1,5–2 pkt proc. Oczywiście jeśli dojdzie do zamiany WIBOR-u na WIRD lub WIRF (nie podjęto jeszcze decyzji), korzyść będzie mniejsza, ponieważ zgodnie z unijnym rozporządzeniem ws.

Z tym, że wskaźnik SARON wskazany przez KE został uzupełniony o tzw. Indeks O/N może być niższy nawet o 1.5 – 2 punkty procentowe w stosunku do stosowanych powszechnie na rynku wskaźników terminowych. Ponadto zamiennik powinien mieć dostosowaną strukturę terminową – czyli indeks O/N musi zostać rozszerzony o możliwość wykreowania wartości terminowej. Dopiero od maja 2022 roku GPW Benchmark zaczął publikować notowania indeksu WIRD, wcześniej miały one charakter testowy. Ostatnio na zastosowanie wskaźnika opartego właśnie na transakcjach overnight zdecydowała się Komisja Europejska, która wskazała wskaźnik SARON jako zamiennik LIBOR dla franka szwajcarskiego.

Wówczas to KNF wydała zezwolenie dla GPW Benchmark na to, by podmiot ten był administratorem wskaźników referencyjnych, do grona których zalicza się WIBOR(R). I tak WIRD dzisiaj został wykalkulowany na poziomie 4,68, WIRR na poziomie 4,81 a WRR na poziomie 4,92. Jednak trzeba przejść na tę stawkę trzymiesięczną. I tutaj będziemy musieli poczynić dalsze ćwiczenia i również może w pewnym sensie poczekać, a może w pewnym sensie zaproponować co ma być w rozporządzeniu wykonawczym, które wprowadzi, że tak powiem tę zmianę w życie.
